NADRA SUCCESSION CERTIFICATE
NADRA SUCCESSION CERTIFICATE. The National Database and Registration Authority (NADRA) has introduced a new procedure during 2021–2023 through which legal heirs can obtain a Succession Certificate or a Letter of Administration for the property (movable and immovable) of the deceased without going to court.
This innovative method of NADRA provides ease in obtaining a Succession Certificate and Letter of Administration without the need for a lawyer or court. All you need is the above documents, application, biometric verification, and a 14-day notice. The specific process for immovable property is also completed in the same way.

Required Documents
- Death Certificate of the deceased
- CNIC of the deceased
- CNICs of all legal heirs
- Family Registration Certificate (FRC)
- List of heirs and details of assets
- If one heir is applying for all the others, then an optional authorization letter
- Proof of movable assets (bank statement, etc.)
- Proof of immovable assets (records department or ownership papers)

Important Steps
- Submit the application
Visit NADRA’s “Succession Facilitation Unit” (SFU) or use the online platform
- Providing documents and information
Submit CNIC, Death Certificate, FRC, and Asset details of the deceased and heirs
- Biometric verification of heirs
Biometric verification of all these heirs is mandatory.
- Publication of notice
A notice is published in local newspapers (Urdu and English) or on the NADRA website for 14 days so that if anyone objects, it can come to light
- Publication of the certificate
If there is no objection within 14 days, then the heir is issued a certificate after the verification is completed, usually in 15 to 30 days.
- In case of objection
If anyone objects, the application will be returned and the case will be referred to the court.

Application by an heir or a lawyer
All legal heirs can apply in person or through their lawyer.
Transfer of immovable assets (house/plot)
- A Succession Certificate is for movable assets only.
- For immovable assets, a Letter of Administration is required
- These letters and certificates issued by NADRA are useful for transferring property in the Tehsil/Patwari offices or the Society offices.
Do all heirs have to be present?
If someone is abroad, local heirs can apply by obtaining biometric verification, and heirs abroad can proceed to the next step.
Need to transfer assets urgently?
After receiving the certificate from NADRA, it is better to transfer the property quickly to get legal clarity and security.
